Reservation Conditions

These reservation conditions and the contents of this web site represent part of the terms and conditions of the contract between Mrs Penelope Duns and the named tenants and the person signing the Reservation form. Signing the Reservation form, once accepted and confirmed in writing, warrants that you have read, understood and accepted the terms of this Contract. Please read carefully.

  1. Saturday to Saturday bookings only are accepted in Peak, High and Mid Season. Arriving after 4pm and departing before10am.

  2. 25% deposit must be received by Mrs Duns (100% if within 8 weeks of the start of your holiday - cash and a signed Reservation Form required on arrival if there is insufficient time to clear cheques) with all reservations and before confirmation of your reservation can be given. If you are forced to cancel your holiday within 12 weeks of your departure date, the total rental is forfeited and, if not yet paid, any balance is payable immediately - whether you are insured or not. If you cancel more than 12 weeks before your departure date, any deposit paid will be forfeited - whether you are insured or not. Mrs Duns may, on an ex gratia basis, repay, cancel or reduce amounts paid or due if an alternative letting is achieved for the property, taking account of any loss incurred. Credit cards are NOT accepted.
     

  3. A security deposit will be payable (and banked for security reasons) with the final invoice. The security deposit will be  the sum of £200/€300  and is refundable in whole or in part (normally within 14 days of your return home after the property has been checked). All breakages, losses or damage and extra costs or charges will be deducted from the security deposit. Should the security deposit be insufficient to meet such costs or liabilities, an additional amount is payable by the person signing the reservation form. 
  4. The Final Invoice is payable in full 8 weeks before your holiday commences. Failure to pay on time will result in your holiday being cancelled and (2) above will apply although the security deposit will be deducted.
  5. Though Mrs Duns makes every possible effort to ensure that the details contained on this web site are accurate, the house may be altered, facilities changed or even withdrawn from letting altogether - for example if sold, seriously damaged or for other reasons outside the control of Mrs Duns. Should Mrs Duns have to cancel your holiday in such circumstances or for any other reason whatsoever, unconnected with the prospective tenant(s), Mrs Duns, at her sole discretion, reserves the right either to transfer your reservation to an alternative equivalent property, if available, or to refund all monies paid.
  6. Prices include gas, electricity and water (unless you exceed the average usage of a property, which will be charged extra), the use of the property and contents, its swimming pool and grounds, but central or other heating will be charged extra as applicable. The telephone will be available on a restricted service for local and incoming calls. You are advised to bring a suitable charge card with you so that long distance and other calls can be charged directly to your home phone number. Non local telephone calls (if available) will be charged extra and deducted from the security deposit (which inevitably can delay its return). Portable phones are unreliable in the house although it is possible to get a signal on the terrace and in the garden.
  7. Tenants are asked to leave the property as clean and tidy as possible on departure. Please remove all rubbish to the local dustbins - we reserve the right to make a charge per sack if rubbish is left at the property. Final cleaning can be arranged at £8/€13 per hour - 48 hours notice required. High levels of cleaning after departure will be charged extra at £8/€13 per hour.
  8. Linen can be hired in advance at £10/€16 per person and will not be changed during a letting unless requested, for which a charge will be made. Duvets are supplied as are tea towels - pillows are rectangular. Swimming towels are NOT supplied.
  9. No responsibility will be accepted by Mrs Duns for claims resulting from children or tenants of any age in or near the property, swimming pool, lakes swimming pools or rivers or elsewhere.
  10. The swimming pool may not available in Mid/Low Season - please check with Mrs Duns.
  11. No compensation will be paid where anything occurs beyond the control of Mrs Duns - including Force Majeure (anything unusual, unforeseeable or beyond Mrs Duns's control - the consequences of which could not have been avoided even with the exercise of all due care and attention). You are strongly advised to arrange full holiday and health insurance and to bring a valid E 111 health form (available from your Post Office in UK) with you.
  12. In the unlikely event that you are dissatisfied, it is hereby agreed that you will contact the manager of the property, whose telephone number will be available in the property, or Mrs Duns immediately - allowing the complaint to be dealt with at the earliest opportunity. Failure to inform immediately will prejudice any claim. We reserve the right to enter onto the property at any time to deal with any problem or complaint. If a complaint is received Mrs Duns will do her best to facilitate a speedy and mutually satisfactory resolution. Tenants are fully responsible for any damage and/or losses to property and belongings and undertake to inform Mrs Duns of any such damage, which will be charged to the person signing the reservation form.
  13. Mrs Duns or her agents reserve the right to enter onto the property at reasonable times to carry out normal maintenance including gardening, cleaning, work to swimming pools' etc. Under no circumstances may tenants touch or interfere with any pool equipment or materials or other similar equipment. We reserve the right to take any relevant action, including immediate termination of the tenancy, if any part of the property including the swimming pool and its grounds are abused or misused. Damage to the lining of the swimming pool as a result of the fault or abuse (willful or negligent or otherwise) of the tenants will be fully charged to tenants up to the cost of replacing such liner and any consequences thereof. 
  14. We reserve the right, without refund, to terminate any reservation if the number of people staying at any property exceeds the stated maximum. No assignment or sub-letting or changes to the details on the reservation form are allowed without express approval and consent. Parking caravans or pitching a tent at the property is not permitted.
  15. Any reasonable conditions stated within the rented property on arrival form part of this Contract.
  16. Goth is a  rural country property. As such you must expect the presence of animals, birds, insects and suchlike. On occasions and particularly in certain weather conditions or seasons these may be heard or seen in the property. Though unfortunate, there is little that can be done to resolve such nuisance or inconvenience and Mrs Duns cannot accept responsibility - though we will always seek to do anything reasonable to help (not including the use of poisons during the holiday season).
